Preparing your alpine apartment for winter guests

An apartment that has been unused for a while needs more than a quick tidy before its first winter booking. Access arrangements may have changed, equipment may need attention and last season's information may no longer be reliable.

Plan a proper visit early enough to arrange repairs. The aim is to find problems while there is time to deal with them.

Start outside the apartment

Follow the guest route from the road and parking area to the entrance. Check building notices, access arrangements and the condition of the key collection system. Confirm who handles snow clearance for the relevant areas rather than assuming it falls to the cleaner or building manager.

Check the route to the ski storage and any shared facilities you describe. If arrangements depend on the building or another operator, confirm them before promising access to guests.

Test ordinary use

Run through the appliances and controls guests will use, following manufacturer instructions. Check heating operation, hot water availability, lighting, cooking equipment and the internet connection. Arrange qualified servicing or assessment where required; do not treat a quick owner check as a substitute.

Look for leaks, damp, damage and equipment left disconnected since the last stay. Report faults with enough detail for the responsible person to understand the issue. Avoid opening bookable dates that depend on an unresolved essential repair.

Prepare the apartment for its advertised capacity

Count linen, towels, crockery and seating against the guest capacity. Inspect the condition of the items rather than only the quantity. Check the sofa bed if it is offered and make sure the relevant bedding is available.

Review storage for coats, footwear and luggage. Keep access routes clear. Confirm that the cleaner knows the current setup and where to find replacement supplies.

Refresh the information

Update the arrival guide and guest manual after completing the checks. Verify local transport, parking and resort information using current official sources. Link guests to live information for changing conditions and operating hours instead of guaranteeing them in a static document.

Check that the photographs still represent the apartment. If a facility is unavailable, correct the listing and inform affected booked guests through the appropriate channel.

Confirm who responds when something goes wrong

Make a contact sheet for property issues, building matters and the people responsible for cleaning and maintenance. Verify the details and agree how urgent messages are handled. Someone should know who can attend locally if a remote explanation is insufficient.

Finish with a realistic trial arrival. Enter using the guest instructions, put on the lights and follow the heating guidance. Note anything that still needs an explanation or repair, and assign it before the first check-in.
